The Secret Of Investing In Cyprus Correctly
Through our many years in the property market of Cyprus and other European countries, we have learned a lot from our mistakes and successes – the so called experience.
Through time we have met hundreds of investors from different nationalities and different business fields. They have learned and made good fortunes from our guidance and advices, but the most important of all, is that we have learned also, many things from them.
One of the things we have learned, is that ‘time is money’, but to be more precise we have learned that ‘Correct Timing’ is the most important factor to learn before you decide to invest in the Cyprus property market.
Going back in time, we have tried to measure and find ways, that ‘Correct Timing’ could be measured or explained and came to a very solid and clear measurement of what is the ‘Correct Timing’ in property investment.
Many investors are nowadays in trouble because of their bank loans or shortage in their cash flow. All these ‘bad investments’ let us say, are the outcome or the result of the ‘Wrong’ investment ‘Timing’. For us nothing is bad in real estate investment, as you will find out later on.

The Cyprus property market it is very small, to cause fluctuations by itself on the property values. So what is the factor that causes these fluctuations?
These are the external big markets of Asia and the so called West (USA, EU etc) that bring to Cyprus small part of their investments and cause these changes on the property prices.
It is not a surprise that in Cyprus we have so many nationalities owning properties.
The Cyprus property market is on the border line of these two markets but after our entry to the EU we belong officially, to the West market. That is why now you will see bigger fluctuations as it affects the Cyprus property market more. That is why now we believe that if our property investors know more about the ‘Correct Timing’ they will avoid mistakes in the future and increase their capital and wealth.

So what is the so called ‘Secret of the Cyprus Property Market’? Is it all about ‘Correct Timing’? Is it about foreign markets affecting it?
Well the ‘Secret’ is ‘Correct Timing’ and it is affected a lot, by the Asian and Western markets.
The way you can measure it, is by studying both the local and the foreign markets, because they work together in harmony, to form the Cyprus property market.
The way the foreign markets work is by the 16 years cycle. This is explained in fig1.
These 16 years are then broken down to four periods of 4 years each.
In the examples of fig1 we have taken into consideration the years 2000 to 2036 to show you the past, the present and the future situation of the market. All are predictions and estimations the figures we show for the future, but after going back in time from the early 1900s until today we found out that this is more or less the ‘Correct Timing’ for investing.

Now investors should buy and sell later on between years 2022 to 2026 as you can see on figure 2 below in order to get maximum return. Until that time it would be good to rent and get an extra income. After 2028 you save your money or invest on other assets and reinvest them on property when prices will start to drop again between years 2030 – 2034. We always advise you to invest few years before all are obvious to the public and everyone is in a rush to invest.
